Gross Yield

Measures the direct annual rental income as a raw percentage of the property purchase price. It provides a quick snapshot for comparing high-level market listings before factoring in maintenance, taxes, or financing costs.

Formula: (Annual Gross Rent / Purchase Price) x 100

Net Initial Yield (NIY)

Reflects true investment performance by accounting for recurring operational expenses (quit rent, assessment tax, maintenance) and total acquisition costs (legal fees and stamp duty). This is the standard benchmark used by institutional investors and REITs.
